The Prince of Wales Theatre was built in 1884 and was originally named the Prince's Theatre. The theatre was later renamed in 1886 after the future Edward VII. The first production was a revival of W.S. Gilbert's The Palace of Truth, followed by a free adaptation of Ibsen's A Doll's House.

The first hit production was Dorothy, a comic opera, which was so successful that its authors used the profits to build the Lyric Theatre, which moved in 1888. The theatre presented various plays and musical comedies, including the first English musical comedy, In Town, in 1892. It also hosted straight plays and revues, starring famous actors and actresses such as Gertrude Lawrence, Jack Buchanan, Beatrice Lillie, Stanley Holloway, and Jessie Matthews.

In 1937, the theatre was rebuilt with an Art Deco style and a larger seating capacity of about 1,100. The first productions at the new theatre were Les Folies de Paris et Londres, starring George Robey, followed by Folies De Can-Can in 1938. The theatre continued to present various productions, including Present Arms in 1940 and the UK premiere of Charlie Chaplin's The Great Dictator in 1941.

The Prince of Wales Theatre in London built in 1884 underwent a major renovation by Robert Cromie in 1937, creating a roomier auditorium with a larger capacity and an improved stage.
However, the cramped site still imposed limitations on the theatre's bars and foyers, causing slow movement during intervals, and street noise was audible to the audience.
In 2003, the auditorium retained much of its original 1930s Art Deco treatment - with cream, ivory, and gold colours to complement the traditional red velvet seats, while the exterior featured an entrance on the corner of Coventry Street and a long flank to Oxenden Street.
In 2004, radical works were done to eliminate most of the theatre's problems, including improving access and egress to and from the auditorium, reducing street noise, and restoring the tower as an "architecture of light" landmark.

The Prince of Wales Theatre has hosted many successful productions and notable performers throughout its history. In the 1950s, the theatre featured variety and revues with well-known names like Peter Sellers, Bob Hope, Morecambe and Wise, and Gracie Fields. The Beatles also performed at the Royal Variety Performance in 1963 for the Queen Mother. Barbra Streisand made her West End debut in Funny Girl at the theatre in 1966, while popular musicals such as Sweet Charity, Promises, Promises, and Aspects of Love have also graced its stage. In 2013, The Book of Mormon premiered at the theatre, breaking the record for the biggest single day of sales in West End and Broadway history while bagging four Olivier Awards in 2014.
